Dave Pagano has been around the homebuilding industry since his college days when he worked construction jobs during the summer. He even helped a friend's family to build their home.

Dave must not be claustrophobic, because he is used to working in tight spaces. "While I can build any type of home on any sized lot, one of my specialties is infill redevelopment," says Pagano. Infill is the use of land within a built-up area for further construction, especially as part of community redevelopment. "Denver has plenty of old neighborhoods with small homes built on good sized lots," he says,  "but today's families are used to bigger homes and features that fit a changing lifestyle," he continues. "Many of these homes are 100 years old and what we can do depends on the condition of the house. Often we have to start from the ground up, but everything that we remove is recycled."

The Pennsylvania native moved to Colorado in 1995. While working in real estate in the late 1990s, he saw the need for quality conscious, reliable contractors to help fix up existing homes. In 2000 Dave started a remodeling business with his brother, an experienced carpenter. This evolved into a custom homebuilding business. "I think that the attention to quality and detail I learned from the remodeling business has made us stand out in custom homebuilding," he says.

Dave's business was doing well but he wanted to take it to the next level. "I was maxing out at about 5 projects a year," he said. "I was looking for a way to grow the business in a way that would provide better value to my customers while preserving a high level of quality." He found the solution when he affiliated with G. J. Gardner Homes in 2010. G.J. Gardner's systems allow him to manage multiple projects while growing the business.

When asked what he likes in particular, Dave replied, "It's a unique model that is working well. G.J. Gardner provides the ability to purchase material at a lower price through economy of scale, which gives the consumer more home for less money." He also finds that clients appreciate his affiliation with an established company with proven longevity and reliability. Dave's brother is also part of G.J. Gardner Homes - Denver, working as a supervisor and managing the actual build sites.

So, does he have any stories to share about homebuilding challenges? "Every job is challenging and interesting when you build in contained spaces," he chuckles. One project in particular stands out in his mind. "We built a home out of recycled materials on an old mill site in Georgetown. We had to juggle historic zoning restrictions and building into a hill with the fact that Clear Creek meandered through the property," he recalls.

Whether it's building on a tight city lot, the wide-open spaces or into the side of a mountain, Dave relishes a challenge and helping clients build the home of their dreams
